The Czech mortgage market is currently characterized by a certain volatility. Mortgage banks reduce rates en masse once a year in order to restore them back to their original values, or to move them a bit more. In such a situation, it is very difficult to become familiar with the offers of individual banks and to go ahead and show development.

Anyone who expected mortgage rates to fall rapidly in June after a slump in life is likely to be disappointed by current developments. In the past month, many banks have made their mortgage cheaper, while other banks, headed by Komern banka, have, on the contrary, joined year-on-year rates. Therefore, after averaging years of all mortgage rates provided in June, Fincentrum Hypoindex showed only a slight interim decrease to 5.7%. In that it was 5.73%.

The still relatively high years of rates and stricter criteria for the provision of mortgages were negatively reflected in the number of newly negotiated mortgages. In total, the banks provided 5,200 of them in the past month, of which the overwhelming majority were vry with a five-year fixed period. Don’t worry. In June, clients with an agreed-upon five-year fixation rate received an average annual rate of 5.51%. Compared to “mole” or “1-year fixation”, the rate difference was almost 3 tenths of a percentage point. The bank provided clients with one-year fixations with mortgages with an average annual rate of 5.8%.

The average year in the month of June reached 1,767,925 crowns, which is again a few thousand crowns less than in the previous month, when this value reached 1,792,270 crowns.

He gave development to years of rates

As for the further development of the Fincentrum Hypoindex indicator, we will see that, despite the surprising decision of the Czech National Bank to reduce the base years of rates, we will witness a gradual increase in the average year rates in the first half. In the statistics for the month of November, this is reflected in the increase in the minimum annual rates of Komern banka, Raiffeisenbank and Hypoten banka.

According to Raiffeisenbank CEO Lubor Alman, the NB will not be affected by years of interest rates on the price of mortgages.
