As in the previous month, in April the average year of mortgage rates, measured by the FINCENTRUM HYPOINDEX indicator, recorded a slight decline. On closer inspection, this decline was mainly due to a further reduction in annual rates for mortgages with a five-year fixation, which now accounts for 61% of all mortgages provided. This confirms, among other things, the effect of the first quarter, when mortgage banks tried to get long-term clients with a favorable length fixation (years of rates, processing mortgages free of charge, etc.).

From last year onwards, the divergence between the annual rates for ptilette and one-year fixation has been observed. The difference was almost 2 tenths of a percentage point and with a high probability this trend will continue in the nearest months. There were changes in the number of financing, where, probably due to the warm weather, the proportion of housing finance increased. An interesting declining trend can be observed for the average in the vera, where the mean value of opt fell below the limit of 1.8 million K.

If there have been slight changes in the meantime for the total years of the rate in April this year, the data on the provided basks are all the more interesting. Compared to last year, their number increased by 1,062 to a total of 6,510. It is still a bag of 17% less than in the same month last year.

In the next period, we will not respond sharply to a significant shift in annual mortgage rates, incl. On May 7, the Bank Board of the National Bank unanimously (6: 1) decided to maintain rates at the original level in the base years. And even the slowdown in the growth rate of the Czech economy in the first quarter (expected) should not have a significant impact on the decision-making of the NB on the base years of rates. Should there be an increase in rates this year, most economists anticipate this variant in the second half of this year. The future development of the esk koruna exchange rate is very unknown.

The competitive struggle for refinancing mortgages is getting worse. The total number of loans that could be refinanced this year is estimated at 80 thousand, and the volume of these loans could reach 140 billion K. Banks with a smaller share of the mortgage market are very active in this area.

For example, clients considering refinancing may request an offer from Volksbank, which offers a guaranteed annual rate of 4.97% for a mortgage for refinancing with a five-year fixation period. The mortgage is provided by Volksbank without a processing fee.

In the same way, GE Money Bank offers clients a one-tenth of the reduced annual rate and a waiver of the fee. Only refined mortgages with a minimum of fixation are preferred.

SOB clients who apply for a mortgage in the period from 28 April to 6 June 2008 have the right to a fee for the payment of a mortgage.
